The Iowa City city council will consider three different designs for developing the lot at 21 South Linn Street. The city purchased the former site of U.S. Bank in 2023 with the idea of creating a mixed-use development.
The first proposal is from Grand Rail Development in partnership with OPN Architects and Urban Acres Real Estate. It would be a six-story building with 6,300 square feet of entertainment space that could also be converted into retail space. The other floors would be used for housing and office space.
The second proposal from Iceberg Development would include a 13-story building with retail space on the ground floor and senior housing and offices on the remaining floors.
Option #3 is a 10-story building from Salida Partners that would include an entertainment venue managed by the Englert Theater, a community room with a kitchen, and a storytelling museum on an upper floor. Other floors would contain housing, office space and an art gallery.
