A vacant lot where Timmy Flynn’s Red Pepper Deli and Grill and an old Kum & Go once stood could be the site of a new student housing building in the next few years.
The Press-Citizen reports that the development team of Shive-Hattery and DCI Group recently installed fencing around the property on the corner of Myrtle Avenue and South Riverside Drive, draping signage over fencing surrounding almost a dozen buildings. A website for the project indicates the team started the preconstruction process on a 350,000-square-foot building.
Apartment buildings, single-family dwellings and commercial units are also currently located on the proposed site.
The project website shows the proposed complex will have a mix of one to three bedroom apartments, It also includes two outdoor courtyards, a swimming pool, grilling and sitting areas, and a parking garage. The rents would not fall under the category of “affordable housing,” unlike at some of the apartment projects underway in the city.
The team plans to submit a formal package, including demolition permits and site plans within the next 30 days, with construction to start early next year. They hope to have the project ready for occupancy for the start of the 2025 fall semester.
