Developer of RISE and Lattitude complexes wants to build 13 story apartment building in downtown Iowa City

CA Ventures, who developed the RISE complex on South Linn Street and the Lattitude building on the Iowa River Landing are now seeking to build a 13-story high-rise a few blocks north of the Iowa City property.

The Press-Citizen reports that the proposed building at 21 S. Linn St. would include 2,511 square feet for commercial space, 228 dwelling units and 255 bedrooms. A sign stating that the site plan review process has been initiated appeared on the site in the past week.

Public records indicate that the site review is about halfway complete and should be wrapped up by March 2nd. It would be built on the site of the former US Bank drive-thru building.

A previous plan for the site was rejected by the Iowa City Board of Adjustment in August. One of the items at issue was a special exemption to reduce the amount of required parking spots for residents, arguing that the tenants would mostly be University of Iowa students who wouldn’t necessarily have or need vehicles due to the building’s proximity to campus.
